Here at LJ Interiors, there’s nothing more exciting for us than the days of home staging, making sure our projects come to life in the way we envisioned and to our clients’ specifications.
We recently paired with a property developer who have been working for close to seven years on their beautiful Dulwich development, from planning permission to architecture, to the building works and now finally to the home staging as the final touch. We fell in love with the property once we saw it; soon after a proposal was agreed upon to make the most of this modern interior space, and within a few weeks we were back and fitting everything. We’d like to show you that process: the day in the life of a home stager.
Delivery and Installation
The first step is the arrival of our team and the delivery of the furniture. We handle all of this work so our customers don’t have to stress about liaising with multiple companies. We take pride in the fact that LJ Interiors is a streamlined approach of handling all steps of the home renovation process.
For this particular job we allocated four days. The first was dedicated to ensuring the correct furniture went in the agreed room before we unpacked everything and installed all the unmade furniture; this can take several hours depending on the scale of the project – though we always account for extra time and haven’t had to delay a project further than we initially agreed upon.
Spacial Consideration and Fitting
Once the stock is all in the building and we’d built everything, our home staging team does what they do best: they consider the furniture in relation to the space and position everything to the benefit of potential buyers. Home stagers take into account how viewers will navigate the space and tailor that path to make it as easy as possible. Likewise, they will use the carefully chosen furniture to highlight how customers could best utilise the rooms with their own furnishings once they move in.
Accounting for Alterations
Once things key pieces of furniture and signature items are in place as they are envisioned, sometimes problems arise. A room may feel too cluttered or too empty; it may not work as well as it did in the minds of the client when they first imagined it; or simply, there might be an easier way to make the room as appealing as possible that wasn’t initially obvious.
We account for all possible changes and know how to navigate them. In this project we had furniture for four living rooms in total, and although all the furniture was as the client wanted, they decided to swap two rooms around. As shown in the before and after photos above, the furniture was changed and it made for a better use of the space that left everyone happier. These things do crop up from time to time. Thankfully, we’re always prepared with a solution.
Details and Final Touches
After spending most of our time putting the right furniture in the correct place to make the most of the space, the day in the life of a home stager becomes even more interesting once it comes time for the final details. LJ Interiors loves turning empty shells into homes and knows the best way to do that is by adding homely touches through soft furnishings and final touches that elevate the space and make it feel like an enviable, lived-in home. We furnish our properties with the aim of appealing to as many potential buyers as possible; this means we focus on neutral aesthetics and try not create a room that is too polarizing. However, we still want it to feel personal. The above kid’s bedroom is a prime example of this. To avoid making it feel like a cluttered mess we added playful items that weren’t overbearing, instead going for a gender neutral look that would ignite the imagination of any parent walking in and hoping to find the perfect children’s bedroom.
We love the act of home staging. We love showing just how much difference our service makes to any property that isn’t selling well or that needs to make an impact in the crowded property market. We know what works best for our clients, and what’s important for us is we have fun making it happen.
